Spray foam insulation cost in Nashville, TN (as of October 2026)

Prices as of October 2026. Sources checked October 19, 2026.

A Nashville spray foam job is priced at $0.60 to $1.60 per board foot for open-cell and $1.30 to $3.10 for closed-cell, installed. Angi published those national ranges on September 9, 2026. We found no published Nashville rate, so each local total below is our own math from those figures.

Two local facts move the total more than the rate does. Metro's amended energy code points to an attic target of either R-30 or R-38, depending on which climate zone row governs your permit. And TVA EnergyRight, through Nashville Electric Service, lists $300 per upgrade category when a Quality Contractor Network member does the work. Neither TVA nor NES says whether spray foam earns that rebate, so ask before you sign.

Three questions that set your number

  1. Is your attic target R-30 or R-38? PNNL's county data put Davidson County in zone 4A under the 2015 IECC assignments, which sit behind Tennessee's 2018 code, and in zone 3A under the 2021 assignments. Metro's ordinance does not amend the climate map, so ask Metro Codes. The code section below explains why it matters.
  2. Which part of the house gets foam? An attic floor, a crawl space, a roof deck and an open wall each need a different depth, so each lands in a different price band.
  3. Will a Quality Contractor Network member do the work? Only network members can file the TVA rebate, listed at $300 for attic insulation, $300 for wall insulation, $300 for envelope air sealing and $300 for duct sealing and insulation.

The rates behind every number

HomeGuide's per-square-foot figures assume ordinary depths. A deep attic fill at R-30 or R-38 uses far more foam per square foot, so the board-foot math in the house examples gives the truer picture.

Metro's code: 2024 books, 2018 energy limits

The Metro Council passed BL2025-898 on July 15, 2025, and it took effect with the mayor's signature on July 16. It adopts the 2024 editions of the International Codes, including the residential and energy codes, for plans and applications submitted after July 16, 2025. Projects with preliminary designs under the 2018 building code got a 180-day grace period.

The energy portion carries a limit. The ordinance amends the 2024 energy code so that it "meets and does not exceed the 2018 International Energy Conservation Code standards as adopted by the State of Tennessee." For one- and two-family homes, it deletes the 2024 residential insulation tables and inserts the 2009 IRC insulation table in their place. It also replaces the mandatory 2024 air leakage test with the 2009 choice of a blower-door test or a visual inspection. In practice, the building books are 2024 while the insulation levels are older.

2009 IECC Table 402.1.1 insulation minimums, by climate zone row
ComponentZone 3 rowZone 4 row (except Marine)

Wood-frame wallR-13R-13
Floor over unconditioned spaceR-19R-19
Crawl space wall (continuous / cavity)R-5 / R-13R-10 / R-13

These values come from the 2009 IECC table. The ordinance inserts the 2009 IRC version, so confirm the numbers for your permit with Metro Codes. Which row governs a Davidson County permit is also open: PNNL lists the county as zone 4 in its IECC 2015 field and zone 3 in its 2021 field, and the ordinance swaps the tables but leaves the map alone. We show both rows and do not pick one.

Match your house

All four houses below are sizes we chose for illustration. They are not Davidson County medians. Each line multiplies area by depth to get board feet (one square foot, one inch thick), then applies Angi's low and high rates and rounds to the nearest $100; the thinner closed-cell depth pairs with the low rate. For context, Census ACS 2020 to 2024 data put the county's median build year at 1987, with 41% of homes built before 1980 and 22% since 2010.

Brick ranch from before 1980, vented attic

Foam goes on the 1,400 square foot attic floor.

R-38 with open-cell: 38 ÷ 3.6 = 10.6 inches; 1,400 × 10.6 = 14,778 board feet; $8,900 to $23,600

R-30 with open-cell: 30 ÷ 3.6 = 8.3 inches; 11,667 board feet; $7,000 to $18,700

R-38 with closed-cell: 5.4 to 5.6 inches; 7,493 to 7,824 board feet; $9,700 to $24,300

R-30 with closed-cell: 4.2 to 4.4 inches; 5,915 to 6,176 board feet; $7,700 to $19,100

TVA's attic insulation reference sheet (June 2020) sets a minimum of R-38 on the attic floor unless space restricts it, plus R-10 on the hatch, and says exposed spray foam needs a fire barrier or a rating for exposure. The sheet says it is not a substitute for the TVA Standards, so the version in force when your job is installed is the one that counts.

House on a crawl space

Picture a 40 by 40 foot footprint, 1,600 square feet, with 3 foot crawl walls.

Floor above the crawl space at R-19, open-cell: 5.3 inches; 8,444 board feet; $5,100 to $13,500

Same floor at R-19, closed-cell: 2.7 to 2.8 inches; 4,282 to 4,471 board feet; $5,600 to $13,900

Crawl walls instead, 160 feet × 3 feet = 480 square feet, 2 inches closed-cell: 960 board feet, about R-13.6 to R-14.2; $1,200 to $3,000

The wall option reaches the R-10 continuous value in the zone 4 row with room to spare, but a job this small can hit a crew's $1,000 to $2,000 minimum. TVA's air sealing sheet says that if the foundation perimeter is sealed, the job must meet TVA's standards for closed crawl spaces. TVA's wall insulation sheet names closed-cell spray foam as a non-absorbent insulation for basement walls. TVA's rebate list has no crawl space line, so ask which category, if any, your crawl work would fall under.

NOAA's Comparative Climatic Data put Nashville's average relative humidity at 84% in the early morning and 56% in mid-afternoon over the year, peaking at 89% on August and September mornings. That damp air is why crawl space plans deserve a close look at the bid.

Post-2010 two-story with ducts in the attic

The goal here is to bring the ducts inside by foaming the roof deck instead of the floor. A 1,200 square foot footprint under a 6/12 roof has about 1,342 square feet of deck (1,200 × 1.118), not counting gable walls.

6 inches open-cell, Profoam's typical roofline depth: 8,052 board feet, about R-21.6; $4,800 to $12,900

3 inches closed-cell, Profoam's typical roofline depth: 4,026 board feet, about R-20.4 to R-21.3; $5,200 to $12,500

Both depths fall short of the R-30 and R-38 ceiling values in the 2009 table. Ask Metro Codes, before you choose a depth, whether a roof-deck retrofit on your house has to meet the table.

Walls opened during a remodel

Take 900 square feet of 2x4 exterior wall with the drywall off.

Full 3.5 inch cavity, open-cell: 3,150 board feet, about R-12.6; $1,900 to $5,000

2 inches closed-cell, Profoam's typical wall depth: 1,800 board feet, about R-13.6 to R-14.2; $2,300 to $5,600

Open-cell in a 2x4 wall lands just under the R-13 wall value, while 2 inches of closed-cell clears it.

TVA lists each category at $300. Middle Tennessee Electric's rebate page says a member cannot receive more than one rebate for the same upgrade. Whether foam that both insulates and seals can claim both the attic and the air sealing rebate is not stated, so ask your network contractor. The TVA insulation pages also do not say whether a gas-heated home qualifies; about a third of Nashville homes heat with gas, so ask NES or TVA EnergyRight before you count on the money.

NES, MTE and Spire: who offers what

Nashville Electric Service. NES lists TVA EnergyRight rebates for air sealing and insulation on its Manage My Energy page. TVA says eligibility depends on the property address, the type of housing and whether the local power company takes part. Condos, townhomes and multi-unit homes qualify, there is no home-age limit, and landlords can take part. A Quality Contractor Network member completes the upgrade and files the rebate. You then receive an email with a redemption code, and TVA's FAQ says the check arrives in four to six weeks. All rebate work must meet the TVA standards in effect on the installation date. NES also links to TVA's Home Uplift program for income-qualified applicants; we did not check its terms.

Middle Tennessee Electric. MTE serves parts of Davidson County, while Cannon, Rutherford, Williamson and Wilson counties form its core. Its members use the same TVA EnergyRight rebates through the network. The contractor has 90 days after the job to submit it, and you then have 60 days to claim. MTE says no inspection is required.

Spire. Spire says that as of March 31, 2026, the natural gas provider for Nashville and the surrounding region changed from Piedmont Natural Gas to Spire. Piedmont still handles billing until the transition finishes, which Spire expects by summer 2027. Spire's rebates page lists only its Alabama, Mississippi and Missouri regions, and we found no Spire or Piedmont insulation rebate for Tennessee.

Tax credit and state money

The IRS says the 25C Energy Efficient Home Improvement Credit covers improvements made through December 31, 2025, so foam installed in 2026 earns no federal credit. Tennessee's Home Energy Rebate status sits in our 2026 insulation rebate tracker.

Questions Nashville owners ask

Does the NES and TVA rebate pay for spray foam?

Neither TVA's rebate pages nor NES's page says. TVA's 2020 attic reference sheet mentions spray foam only to say that exposed foam needs a fire barrier or a rating for exposure, and the sheets say they are not a substitute for the TVA Standards. Ask your Quality Contractor Network installer and TVA EnergyRight before the job starts.

Did Metro's 2024 code raise attic insulation requirements?

No. BL2025-898 holds the energy code to Tennessee's 2018 standards and swaps in the 2009 IRC insulation table. The 2009 ceiling minimum is R-30 in the zone 3 row and R-38 in the zone 4 row; ask Metro Codes which row your permit uses.

Who is my gas company in Nashville now?

Spire, since March 31, 2026. Piedmont still handles billing during the transition, which Spire expects to finish by summer 2027.

How many inches of foam does a Nashville attic floor need?

For R-38, about 10.6 inches of open-cell or 5.4 to 5.6 inches of closed-cell. For R-30, about 8.3 inches of open-cell or 4.2 to 4.4 inches of closed-cell.
